At completion, collect material information, photographs, maintenance instructions and the written warranty terms.
Define the work
Record what will be removed, which substrate remains and how unknown damage will be handled. Include gutters, penetrations, roof windows and interior finishes explicitly, so important connections are not left between separate quotations.
Compare complete prices
Check labour, materials, waste removal, scaffolding and any supplements. Ask which costs remain provisional. A low square-metre price is not the total project price when access equipment or roof details are missing.
Plan access and completion
Discuss routes through the property, temporary protection and weather-related changes. At completion, collect information about materials, maintenance and warranty conditions. Clarify who will attend the handover and receive the final documents.
Separate needs from wishes
List problems that must be resolved, such as recurring damp or damaged components, separately from improvements you would like. Ask which items depend on each other before removing an optional item from the scope.
Agree how hidden damage is approved
Before work starts, agree how unexpected damaged timber will be photographed and priced, and who may approve extra work. Ask how the roof is protected while a decision is pending, especially if you are away.
Check once more before starting
Review the final proposal with the contact person: roof sections, agreed changes, access and weather arrangements. Use the same checklist at handover, so preparation, execution and completion can be compared against one record.
