A quotation for new flashings is different from full chimney restoration. Confirm access arrangements and how hidden problems will be handled. Keep overview and detail photographs with the completion record so later work can be traced.
Start with the indoor complaint
Describe the damp position relative to the chimney, ceiling and adjacent wall. Note the weather and timing. A moisture mark near a chimney does not on its own establish which external component needs repair.
Assess the components separately
Ask about masonry, pointing, the chimney top, flashings and adjoining roofing. Request recognisable photographs and an explanation of each finding. It should be clear which parts were inspected and which could not be assessed.
Compare the scope of repair
Replacing flashings is a different assignment from restoring the whole chimney. Compare access, removal, materials and reinstatement. Ask how additional findings will be reported and approved once the connection is opened.
Keep the explanation with the photographs
At completion, retain an overview and matching details showing the repaired components. Keep the original scope, agreed changes and maintenance advice together, so later contractors can understand what was done and what remained.
Explain how the flue is used
Say whether appliances are connected and what you know about earlier servicing. Exterior roofing work is different from assessing a combustion flue. Ask which specialist is responsible for each part of the proposed work.
Use a component checklist
List masonry, pointing, capping, flashings and adjacent covering. Mark each as inspected, retained or repaired in the proposal. Use the same list to compare quotations and to review the completion photographs.
