Look for a complete system description
The proposal should identify the EPDM system, substrate preparation and installation approach. Ask what existing layers remain and what happens if their condition differs from the initial assessment. Material alone is not the full assignment.
List all roof details
Mark edges, wall connections, outlets, rooflights and penetrations on a simple sketch. Ask whether each detail is retained, adapted or replaced. This makes omissions easier to spot when comparing quotations.
Clarify the preparation
Ask what must be removed, cleaned or repaired before installation. Discuss protection of adjoining parts and how unsuitable substrate will be reported. Agree price and approval arrangements for any work outside the original scope.
Request maintenance information
Keep product information and written warranty conditions. Ask which maintenance is expected for this particular system and whom to contact if a problem develops. Avoid relying only on a warranty term stated in conversation.
Follow the perimeter on paper
Work around the roof on your sketch, including corners and changes of height. A proposal that prices the main surface may not include every boundary. Ask how each connection is finished against the existing building.
Separate preparation and finishing
Compare preparatory work, membrane installation and final details as distinct parts of the quotation. Ask for completion photographs of connections. This helps explain price differences between proposals that otherwise use the same material name.
