Make clear whether existing cladding remains and whether glazing or interior finishing is included. Arrange access and take the use of the room into account. Completion photographs help show connections you cannot safely inspect yourself.
Locate the complaint
Describe the damp position relative to the window, ceiling and dormer side. Note when it appears and which parts were recently altered. The complaint may involve a junction rather than only the small roof surface above it.
Ask which components are inspected
Include the dormer roof, edges, side cheeks and adjoining main-roof tiles. Clarify whether window connections are included. A recognisable list helps keep the boundary between dormer work and main-roof work clear.
Define what is replaced
Specify whether covering, cladding, edges or other parts are renewed and what remains. Ask how new material connects to retained parts. An item called dormer renovation does not on its own describe every included component.
Arrange access and room use
Discuss routes through the building, protection and any impact on the room below. Ask how completion photographs will show details that you cannot safely inspect yourself. Agree who coordinates any other trades involved.
View the dormer as several connections
Distinguish roof surface, side cheeks, window corners and the main-roof transition in your report. Ask which connection relates to each finding. This prevents the assessment focusing only on the covering above the dormer.
Clarify windows and interior finishing
Roofing, window work and internal finishes may be separate assignments. Agree who completes each transition and whether glazing, painting or carpentry is included. Record these boundaries so a detail is not left between contractors.
